How To Use XpertUS To Close A Sale
While this describes how a Realtor would use XpertUS, anyone can use XpertUS, to purchase a house.

The Realtor's Nightmare ....

Take the client on several "tours" sometimes up to 10 houses. Yet at the end of the day client is still confused and undecided. We recognized that XpertUS could be a lifesaver to a Realtor. So we customized this program for the Real Estate Industry. We have developed a tool that is guaranteed to minimize the Realtor's workload.

Try XpertUS and see how you can benefit from XpertUS and also how you can guide the client through his/her dilemma.

  1. First you (Realtor) sit with the client and identify everything the client wants and needs - for their dream house. We refer to these as criteria. Client can specify as many criteria as he/she chooses.
  2. Separate the criteria into two groups - "must have" requirements and "nice-to-have" features. Of course husbands and wives will argue forever on this issue.
  3. Utilize XpertUS to rank all the criteria in a prioritized manner (assign weights). This is a very unique "pairwise" comparison technique and should not be confused with the traditional weighting methods.
  4. Now request the client to select a maximum of 20-25 criteria (for further evaluation) based on the recommendations provided by XpertUS. E.g. you point out to the client, that even though a 3-car garage is desirable, other things that are more important.
  5. Run your normal MLS computer and select the houses that meet the "must have" criteria. We call these the candidates (houses).
  6. Prepare a "table" for the client to make notes for each of the criteria - before you take the client on a tour and ensure that the client makes notes/comments on the table - use our worksheet.
  7. Back in the office - run the candidate houses through XpertUS. XpertUS will rank them by assigning weights. Client will make a decision - without further ado!
The algorithms contained within XpertUS are based on sophisticated statistical methods developed from the study of "random" sampling and "chaos" theory. Hence XpertUS is capable of evaluating the significance of inconsistencies and also indicating if the evaluation is reliable or not.

We tested this technique with eight clients - and six of the clients made up their mind after the first tour.

XpertUS has resolved many arguments during decision making and can be used in any decision-making scenario. Clients are convinced that they cannot have everything all the time - they have to give up something.
